Find out how to start promoting your listings, as well as the answers to some commonly asked questions

1. How do I promote a listing?

1. Go to AgentNet > My Listings. Choose the listing you intend to promote and click on the “Promote” button

2. Follow the onscreen instructions, and set your priority, daily budget, and campaign length.

3. Review the number of estimated appearances in search that your audience will be shown per day, and click on “Start Campaign”

4. Track the appearances in search and progress of your Promoted listings campaign through the promoted listing performance report.

2. What does “Priority” mean?

Priority determines how likely your campaign will be successful, as well as how high your Promoted Listing is shown in the search results – the higher your priority, the more likely that your Promoted Listing appears near the top of the page, above other Promoted Listings running in the same category.

This therefore could help to increase the views and speed of transactions. Priority will also determine how much you pay per 1,000 appearances in search.

3. What does setting a “daily budget” do?

As Promoted Listings is a pay-as-you-go tool, the number of Prime Credits that is required is quoted per 1,000 appearances in search.

The daily budget helps you control your costs – as it lets you set the maximum number of Prime Credits that you wish to spend per day. This affects the number of appearances that your listing receives per day.

4. What if multiple Promoted Listings choose the same priority?

If there are multiple Promoted Listings running in the same prioritisation category, then these listings will be prioritised equally and appearances will be randomised based on the relevancy to consumer search.

5. If I do not increase priority, does this mean my Promoted Listings ads will perform poorly?

We still aim to deliver 100% of your daily appearances in search, based on your daily budget. However due to high demand and competition for certain properties and locations, Promoted Listing appearances could get impacted, especially for listings with low priority – which could potentially see low or no search appearances. You will only be charged for the appearances that are delivered.

Setting a higher priority increases the probability of the success of the campaign and also impacts the ranking of your Promoted Listing on the search results page, which is useful for getting appearances in search faster, and could lead to faster transactions.

6. How does Promoted Listing pricing work ?

Similar to other action types such as Turbo and Boost, Promoted Listings also relies on the Optimus variable pricing algorithm – as such, pricing varies based on the listing location, listing & property type

7. How will I be charged for Promoted Listings?

You will be charged based on the priority you set, as well as the number of appearances in search that your listing has received.

For example:

- You set your priority to “high” and are quoted 2 Prime Credits per 1,000 appearances. You set your daily budget to 1 Prime Credit a day.
- Therefore, your listing will see a maximum of 500 appearances in a day.
- On day 1, your listing sees 500 appearances. As such, you will be charged 1 Prime Credit for the day.
- On day 2, your listing sees 250 appearances. As such, you will only be charged 0.5 Prime Credits for the day.

You are only charged for the appearances in search that your Promoted Listing receives for the day.

8. How will I know when my Prime Credits are deducted?

Prime Credits will be deducted daily, at 2AM SGT.

The amount will be based on the number of appearances in search that your Promoted Listing has gotten for the day ending midnight.

You’ll also be able to check the details, as well as the cost, on the Promoted Listing performance report.

9. How do I know if my Promoted Listings campaign is active?
You’ll be able to check the status of your Promoted Listings on your “My Listings” page. You’ll also be able to check on how your Promoted Listing is doing on the performance report.

10. Why has my Promoted Listing been stopped?

Your Promoted Listing may be stopped automatically if:

1. Your listing expires, was deactivated, or listing details were updated.
You need an active listing to be able to Promote it. If your listing was deactivated or updated, Promoted Listing will automatically stop. You can activate the original listing again, and create a new Promoted Listing for the updated listing.

2. Prime Credit balance is low
If your Prime Credit account balance dips below the daily budget that you set, your Promoted Listing will automatically stop.

11. How can I increase my chances of my Promoted Listing getting the first slot on the search results page?

In general, Promoted Listing priority and relevancy to search criteria determines the listing rank on search results. The higher the priority, the higher the chance of it appearing in search, and the higher the position of the listing on the search results page.

If there are multiple Promoted Listings running in the same category, with the highest priority, then these listings will be prioritised equally and appearances will be randomised based on the relevancy to consumer search.

As such, slots are not guaranteed.

12. I can't see my Promoted Listings! Where can I find it?

Not to worry! The appearance of Promoted Listings is determined by its relevance for each user, as well as the priority you’ve set. As it’s customised for every user, you may or may not see it in your own search results. To check the performance of your Promoted Listing, simply view your performance report.

13. Why does my Listing not have the 'Promoted Listings’ tag when I search for it?

Promoted Listings appear in specific slots on the search results page, and the “Promoted” tag only appears when a Promoted Listing uses one of these slots.

Like all listings, your listing can appear on its own in regular slots when your listing matches the search criteria exactly. These will not be tagged as promoted listings, and you will not be charged for these appearances.

However, if the listing has active an Turbo, Boost, Repost or Featured Agent running, those charges will still apply.

14. What happens if I Promote a listing while there is a Turbo or Boost running?
We recommend using Promoted Listings in addition to other action types such as Turbo, and Boost to gain maximum visibility. Action types such as Turbo and Boost ensure that your listing is visible to property seekers searching for criteria that match your listing exactly

Meanwhile, Promoted Listings ensure that more property seekers come across your listing by expanding to similar search criteria, effectively matching you with more property seekers.

For example: You Boost a Listing located in Tiong Bharu priced at 900k. This listing will then be more visible in searches for properties in Tiong bahru that are $900K and below.

You then decide that you want to Promote the listing as well, which results in your listing being shown to property seekers looking for properties in and around Tiong Bahru that are $800K and below.

As such, using Promoted Listings in addition to other action types help maximise your the number of views on your listing.
