How to use Project Insights?

What’s Project Insights?

In addition to Market Insider, Home Report and Explorer we have introduced Project Insights which support Agent Partners in identifying opportunities within a project or HDB basis the information available such as SSD Status, Estimated Gain etc., so you can leverage this information to convince homeowners to sell their properties.

Here’s a step-by-step guide to use Property Insights:

  1. Login to AgentNet Web and click on Market Insights tab, then Project Insights.

2. To begin a search, select either Condo or HDB and the Project you would like to explore. You’ll get a quick overview of the project, such as the no. of blocks and units, nearly amenities (e.g. MRT and School), no. of listings in the last 12 months, no. of units with estimated gain above 60%, and no. of active listings on PropertyGuru website. You’ll also see the Sale and Rental demand of the project.

3. Select the Block and Time Period. You can filter to view project information by Last Transaction Price, PSF, Estimated Price, Estimated Gain percentage or SSD Amount. At any one time, only one type of information can be displayed.

Results are automatically generated in a table form. Information displayed include Unit, Floor Area, PSF, Latest Transaction Date and Amount, Current Estimated Price, SSD Amount and Status, Estimated Gain/Loss and No. of Transactions the unit has gone through.

What's Estimated Price?

Estimated Price is the market value of a property determined by PropertyGuru’s state-of-the-art algorithm that calculates hundreds of factors including: past transactions, property attributes (e.g. floor area, tenure type, location, proximity to amenities, etc), market supply and demand trends, and much more!

Note: Estimated Price is a powerful starting point to discuss the property’s final price, but still requires your expertise to advise your clients based on their unique circumstances.

What's Estimated Gain?

PropertyGuru’s Estimated Gain formula ensures current homeowners can realistically estimate their true profit (or loss) by accounting for the property’s SSD liabilities.

Estimated Gain = Estimated Price - Last Transacted Price - SSD
